What we do...
Pre-Qualification: If you don't already have any established relationship, we can help you find a mortgage broker and find out how much you can afford to pay for a home
Pre-Approval: While knowing how much you can afford is the first step, sellers will be much more receptive to potential buyers who have been pre-approved. You’ll also avoid being disappointed when going after homes that are out of your price range. With Pre-Approval, the buyer actually applies for a mortgage and receives a commitment in writing from a lender. This way, assuming the home you’re interested in is at or under the amount you are pre-qualified for, the seller knows immediately that you are a serious buyer for that property. Costs for pre-approval are generally nominal and lenders will usually permit you to pay them when you close your loan.
Help you find it: We will have a long discussion about what you are looking for. What items are a "must have" , like the number of bedrooms/baths, the size, or location. Then what is your "wishes list", things you would like to have like a pool or screened in porch, but that are not absolutely necessary.
Representation: As your Buyers Agent we represent you! In the state of South Carolina we are required by law to represent the seller, unless we have a Buyer's Agent contract. Remember that when talking to agents, they don't represent you unless you have a Buyer Agreement.
Viewing properties: We will work together to select properties for viewing, arrange appointments and provide important information to help you make an informed decision.
Negotiate the deal: As your agent we will guide you, negotiation for you and get you through the paper work and process.
Manage the paper work and appointments. Several forms are required for the legal sale of your property. The contract to purchase is one of many forms that we will help you prepare and review. We will schedule and provide access for all inspections appraisals and repairs if needed.
Final walk-through. When both the buyer(s) and a witness can be present, schedule a final walk-through before you complete settlement in order to determine that the property being conveyed meets the expectations of all parties involved. Resolve any disputes before the transfer of title.
